Toledo Bend Reservoir is the largest man made body of water in the south and the fifth largest in surface acres in the United States.  It is the boundary between a portion of Texas and Louisiana - the West side of the lake is Texas, the East side Louisiana.  By purchasing on the Texas side of the lake you have several distinct advantages:

• Sabine National Forest surrounds the Texas side of the lake with relatively small enclaves where there are private lands. Population density is low and will remain that way.  Nearby Sam Rayburn Reservoir (partly in Sabine County, Texas) and Angelina National Forest add even more of the great outdoors to the picture.
• Texas has NO State Income Tax - Louisiana does.  Property taxes are low and there is a homestead exemption that relieves part of the small property taxes.
• You can be away from it all and near Nature, surrounded with woods and water - AND near major towns for shopping and conveniences. Natchitoches, Lufkin, and Beaumont, Texas are within about an hour drive. A couple hours will get you to Shreveport or Lake Charles, Louisiana and Houston and Dallas, Texas aren't much further.
